A local developer is seeking official permission to develop a property in downtown Shelton.
Shelton developer John Guedes, who owns Primrose Companies, which is based in Bridgeport, has revealed his plans for Chromium Commons. The new development would be located on Canal Street, at No. 113, on the site of the former Chromium Process manufacturing facility. The proposed structure would be four stories high, with commercial space on the first floor, and apartments on the higher floors.
The city currently owns the site, and Guedes and his partner Biagio Barone plan to purchase it. They are also asking the Planning and Zoning Commission to designate the property as a Planned Development District (PDD).
The sale was approved by the Board of Aldermen last year, and the price was set at $100,000, a substantial reduction from the original $250,000. Guedes and Barone reduced their offer when they discovered part of the former manufacturing site had been sold to another developer, Angelo Melisi. However, the partners did agree to pay $137,500 for brick pavers to be laid on the River Walk extension, which will be built behind 129 Canal Street.
Guedes’ plans include commercial ground floor space totaling 8,350 square feet, with ten apartments on each of the three upper floors. The units will be five one-bedroom and five two-bedroom apartments on each level. The developers of projects like this can use brochure printing to create pamphlets describing the new building in detail.
