Local developer John Guedes has big plans for his next project; the building next to the Derby/Shelton bridge formerly known as the headquarters for Spongex Corporation. The plan is to convert the four-story building into a residential building with 50 units and a large area for parking.
Guedes also plans to demolish the building next to Spongex and construct a two-story retail and office building, but first he must buy the property from the city of Shelton. Guedes is willing to take care of constructing Bridge Street East, the new road that must be put in place for the property to be fully accessible. For everything to go according to plan, the building that was once a Chromium Process plan must be demolished. Representatives of the board agree that this would be a refreshing change for the city, as it was originally a foreclosure and has fallen into disarray. Construction is set to begin by Fall 2013 or Spring 2014.
Guedes is not new to buying rundown real estate and turning it into something useful once again. As the president of Primrose Cos., he bought what used to be the Birmingham Corset Factory and turned it into Birmingham on the River - a condominium building with 103 units.
Without a major printing company, Guedes Associates would not be able to create building plans for major renovation projects such as Canal Bridge Lofts. Architects must have these plans in order to account for landscaping, measurement errors, and how the interior and exterior will look when everything is finished.
