Revised hotel and office plans to reach new heights

An amended application to construct a $153 million hotel and office development near St. Leonards was submitted to North Sydney Council recently.

The proposal put forward by property developer Billbergia seeks to boost the number of storeys from 35 to 48.

A revised plan of the North Sydney-based tower was prepared by architects Fitzpatrick & Partners and features a cantilever extending over the Walker Street Firehouse Hotel heritage building. Many developers use Graphic Design Services to help create plans for new projects.

The move for part of the building to stretch out above the Firehouse required Billbergia to gain air rights from Mark Barry who owns the premises.

If approved, the building would soar seven levels above the 100 Mount Street building, which is currently the suburb’s tallest construction.

The tower is set to boost both commercial and hotel facilities in the area with 252 guest rooms planned for below level 25 and 12,000 square metres in office and commercial space above. The hotel is also set to include a restaurant, a bar and reception as well as facilities such as a gym and executive lounge.

Saul Moran, development manager for Billbergia, said the development will also provide 360-degree uninterrupted views of Sydney harbour and the CBD and added:

“Situated next to the new 100 Mount and 1 Dennison office developments, we see this as forming a new commercial and entertainment heart within North Sydney.”


A rooftop bar and a ground level pub have also been included in the design.
