Councillors unanimously approved to allow a doubling of the height of the construction, near to St Leonards railway station, from 26 metres to 56 metres. The proposal would mean the Marco building would become a new mixed-use development featuring retail and commercial spaces in the lower ‘podium’ part of the design with a residential tower above it. This and a number of other recent mixed-use developments are changing the economic landscape at St Leonards, increasing opportunities for sharing Business Cards, Corporate Gifts and other Promotional Products.
The proposed changes to the Marco building were first put forward to the Council in 2015, and went on public display earlier this year. The plans received 27 objections out of a total 32 submissions, mostly related to heritage and view loss concerns. A strategic planner’s report noted that due to the significant redevelopment of the precinct, some impact on amenities is inevitable.
The Council estimates increasing the height limit of the development will net an extra $4m in revenue, which it will put towards improving sporting facilities in the area. North Sydney Mayor Jilly Gibson said:
“We’d like to keep upgrading our sporting fields and we’ll also look at a new indoor sports stadium.”
