The real estate firm of Centurion American Development Group, located in the Dallas-Fort Worth area, has recently filed paperwork with the Texas Department of Licensing and Regulation to turn the Eldorado Towers property into a 176-unit apartment complex. The property currently known as the Eldorado Towers will, when complete, be known as The Founder.
Centurion American spokesperson Kelly Hunter explained that in October 2025 the buildings, located at 8777 and 8787 N. Stemmons Freeway were purchased from the Ricchi Group, a real estate firm. According to paperwork filed by Centurion, the proposed complex is expected to cost $43 million and cover 211,000 square feet.

Centurion American decision to convert the site to a residential one rather than retaining it as office space reflects a recent shift in the real estate market. Hunter spoke of the value of the Eldorado Towers location saying:
"Given its location in the Medical District, the community is well-positioned to attract professionals working nearby. The property will offer a Class A living experience, with both buildings featuring floor-to-ceiling windows for strong natural light."
The project, which will include a fitness center, pool, pickleball courts, and business center, is scheduled to start this August with completion anticipated in April 2028.
