Re-use project adds apartments to downtown Dallas
Currently construction is taking place on the adaptive reuse of the Santander Tower, which is located in downtown Dallas at 1601 Elm Street, conveniently less than two miles from the Stemmons Freeway.
A press release from Adolfson & Peterson (AP) Construction announced that work has started on phase two of the Peridot Residences, a Pacific Elm Properties multifamily project. Phase two will add 105 one- and two-bedroom units over an additional five floors of the 50 floor Santander Tower.
In a statement AP Regional President Granger Hassmann said:
Prior to the completion of apartment buildings, brochure printing services are employed to help lease units.
The reuse project was launched in 2022; phase one of the project, which consisted of converting 14 floors of Santander Tower into 291 apartment units along with amenity spaces, was completed in October 2024. Residents will enjoy amenities that include a fitness center, swimming pool, Pilates studio, pickleball court and dog park. Also available will be meeting rooms and lounges designed to be used for community events and gatherings.
The Santander Tower, built in 1982, was originally given the name Thanksgiving Tower. In 2020, in honor of its main tenant the structure was renamed Santander Tower.

“The Peridot Residences offer a holistic lifestyle, inspired by comfort and luxury, and the new units will further enhance downtown Dallas’s residential offerings. Santander Tower is a great example of what underutilized office buildings can become, offering hotel, retail, office and luxury apartments.”
