Ava Roasteria is planning to build a new facility in Tigard.
The building, which was once planned to be four stories tall, will consist of three stories. One floor of the building will be for Ava coffee operations and the other two floors will be reserved for apartment units.
The redevelopment manager for Tigard, Sean Farrelly, said that the fourth floor would have been used for office space but currently there is little demand on the market for such space given the volume of hybrid and remote work that now takes place. Farrelly said that consequently there will be 22 apartment units, commercial space on the ground floor, and public space. The 22 apartments are the maximum number permitted under the development code for Tigard for this site. Banner printing is often used to inform residents of projects that are planned for such sites.
The property in Tigard is located on a site that was once contaminated by industrial pollutants and considered a “brownfield.” Following the guidelines of the United States Environmental; Protection Agency, the site has been cleaned up. Cooper Mountain Ale Works is across the street from the property.
The new facility will be the location of an Ava Roasteria café and the central roasting and baking facilities for the company. There will also be a small space accessible to the public that fronts Fanno Creek.
