Historic mill building to be transformed into apartments

Construction is currently underway on the Franklin Urban Sports and Entertainment District in Gastonia.

The historic Trenton Mill is being development by Lansing Melbourne Group into loft apartments. The buildings at Trenton Millare are three stories high and span 82,000 square feet. The first building was constructed in 1893, the next one in 1900, and the last one in 1922. It is planned that there will be 85 loft apartments that include studio, one-bedroom, and two-bedroom units. Brochure printing can be used for such projects to provide details about units and their amenities.

The general contractor is Kaufman Lynn Construction. Director of preconstruction for the contractor, Ben Pruitt, said that construction of the units will cost between $16.5m and $17m with a planned total investment of between $24m and $25m.

Ground-breaking took place in October 2020. Pruitt said that there have been delays as there are many challenges faced with adaptive reuse due to unforeseen conditions. He said this accounts for many of the financial and timing issues, adding that often these factors are uncovered outside the realms of the design of the project.

Senior project manager for Kaufman Lynn, Jake Somsel, said it is expected that close to one-quarter of the units will be completed by early next year and the entire development should be finished by June 2022. Leasing should begin by that December.
