Innovative building opens in Malden

Exchange 200, a mixed-use building in Malden Center, is now open for occupancy.

The building is four stories high and spans 310,000 square feet. Once a transit-oriented property across the street from the T stop in Malden Center, it is now a modern hub of innovation.

The building will be used to provide state-of-the-art lab space for the sector of life sciences and will be able to accommodate office users, research and development, laboratory spaces, and many other uses. Some of its unique features most appealing to the life science sector include high ceilings and heavy floor load capacities; large, flexible floor plans; an option for redundant power; and six loading docks.

The brick exterior of the building was replaced with glass storefronts that go from the floor to the ceiling and will provide for new retail space, which covers 15,000 square feet on the first floor and includes outdoor patio space. Print shops are often hired to create materials detailing the amenities and assets of such buildings.

Gary Christenson, mayor of Malden, expressed his pleasure with the building and all its renovations. He thanked Berkeley Investments, the developer of the project, for their efforts and vision. He added that the city is hard at work in creating employment opportunities in the life sciences for residents and he expects that some of the best companies around the world will want to lease space in the building.
