New residential community to come to Greenwich

Plans have been submitted to the Greenwich Planning and Zoning Commission for a large residential development with affordable housing in its Pemberwick section, located at the intersection of Comly Avenue and Pemberwick Road.

The project will have 220 residential units and will be an assisted housing development in compliance with the Affordable Housing Trust Fund of Greenwich. Created in November 2021, the Trust aims to create new affordable housing units in Greenwich and help the town to develop and manage these units so as not to overwhelm the infrastructure of the town.

The development will be called Waterfall Hollow and will be on two lots owned by a real estate developer and attorney, Aldo Pascarella. The Byram River separates the lots, which can be accessed by a pedestrian bridge. Such sites often turn to banner printing to inform residents of their upcoming projects.

There is a two-story office building and a fitness center on the first lot, which is on Pemberwick Road, while the second lot on Comfy Avenue has parking for 154 vehicles. CRE Development, the developer of the project, said that three separate buildings would be added ranging from two to six stories in height with garage level parking. The site is accessible from both King Street and Pemberwick Road, meaning good traffic flow will be created.
