2 Dearfield Drive, LLC has applied to the Greenwich Planning and Zoning Department to convert garage space and parts of offices on a lower level and to add four additional residential units.
The property is across from the Greenwich Library and behind Chase Bank on Deerfield Drive. The current tenants in the property are Greenwich United Way and Christopher Peacock Cabinetry on a site that spans 1.044 acres.
There are currently 10 residential units on the property, and the proposal is to add two units with one bedroom and two units with two bedrooms. John Tesei, attorney for the applicant, said that the property already has 44 parking spaces, of which 37 are outdoors are two are handicapped accessible, which is more parking than required for the new proposal. The remaining five spaces are in the garage.
The lower level has storage areas and garage space. On the street level there are 10 residential units and on the floor above it. There are 2,610 square feet of showroom and retail space also on the ground floor of the building.
With the conversion of the garage spaces and part of the space on the lower level to four residential units, United Way will occupy 2,353 square feet and Christopher Peacock Cabinetry will occupy 1,298 square feet.
