Jack-in-the-Box stays still despite development work

The Jack-in-the-Box fast food restaurant in downtown Chandler has always refused to move, precipitating a stand-off that has continued for 10 years. Now, the city has agreed to build its new mixed-use development around the restaurant.

Jack-in-the-Box said no to relocation, stating that its current location is extremely profitable for the chain, and moving would be detrimental to its business.

The developer on the project, COR Arizona Avenue Company LLC, plans to build a residential/retail project on land owned by the city. The site is between Chandler Boulevard and Buffalo Street, on Arizona Avenue’s east side, in the heart of Chandler’s downtown. Almost all the property under consideration is vacant, with the exception of the Jack-in-the-Box, and another restaurant, Guedo’s Cantina Grille, which is further back on the lot.

On March 26, a development agreement that was approved by the Chandler City Council makes it obvious that negotiations to get Jack-in-the-Box to move to a different part of the property were unsuccessful, and the city would not use eminent domain or condemnation to force the restaurant out. Now, COR has 21 months to begin actual construction on its project.

COR might consider working with brochure printers to create a booklet describing its mixed-use development. It could provide the booklet to both commercial and residential realtors for presentation to their clients who are thinking of living or working in Chandler.
