Wilson Architects, a Vancouver-based developer, has filed pre-application documents with the city for a project it proposes in the Fircrest neighborhood.
According to Wilson, it wants to build six apartment buildings, two stories each, at 1618 N.E. 12th Avenue. The complex would be called Block 1618 Apartments, and each building would be 35 feet in height, and offer 63 apartments.
The units would include studios, along with both one-bedroom and two-bedroom apartments. Each unit would also have two parking spaces available. At the present, the proposed development is not mixed-use, as there is no commercial space planned. Instead, it is purely residential.
The lot where the project would be developed is 2.86 acres in size, and currently has one single-family home and trees on it. The house would be taken down.
According to the papers filed, a rental office would be located on the site, and would be open from 8:00 am until 5:00 pm daily. Wilson also anticipates vehicles working on the site would make about 77 trips per day to and from the location.
The Fircrest neighborhood is a large area that has agricultural, commercial, and residential concerns located there. Much of the housing is single-family, with some apartment complexes.
Projects like this can benefit if developers work with a flyer printing company to create mailers for residents, updating them on progress of the construction, particularly if noisy work or road closures are expected.
