Rock n roll hotel transforms to affordable apartments

The former Cabana Hotel is being given a new life as an apartment complex that will have 40 percent of its units set aside for affordable housing.

Sycamore Development began construction very recently on the conversion of the hotel, into a residential property. Located in the Dallas Design district, at 899 Stemmons Freeway, developer Zach Krochtengel will spend $55 million to turn the property into apartments. Andres Construction was chosen as the general contractor.

A variety of signage is needed at construction sites including those from banner printing services that advertise commercial and residential vacancies prior to the completion of a project.

The renovation of the hotel will create 175 apartments with a mix of market-rate and subsidized units, encompassing 158,000 square feet of living space. The per unit cost of construction is $314,000 with $41 million coming from tax increment financing. A minimum of 70 units will be designated for tenants who earn between 30 to 80 percent of the median income for the area for 45 years.

In addition to transforming the interior into apartments the renovations will also restore certain historic elements such as the terrazzo flooring, the building’s façade and the pool deck. Photographs detailing the hotel’s colorful history, when such luminaries Jimi Hendrix, Richard Nixon and The Beatles stayed here, will be incorporated into the interior’s décor.

The project is anticipated to be finished in early 2026.
