A development agreement with Lat Purser and Associates has been approved by the Spartanburg City Council to develop at least 80 townhouses with three bedrooms on a parcel of 7.8 acres on the southern edge of the city.
The development will be along Country Club Road and S. Pine Street and is expected to cost over $19 million. It will be the third in the city that Lat Purser and Associates has developed in addition to The Fitzgerald on Kennedy Street and the Boxcar Apartments which are currently under construction on Union Street.
Such sites can take advantage of banner printing to make residents aware of such developments and their benefits for a city.
Workforce housing will account for 10 percent of the development. This will be reserved for those at or below 80 percent of the median income in the area with the price of rent no more than 30 percent of the income of the tenant. A tax break of 20 years will be given to the developer, with 85 percent in the first year after the project has been finished and the percentage decreasing each year to 4.25 percent in the last year of the agreement.
There will be a new crosswalk to the extension of Country Club Road along the Daniel Morgan Trail System. This will enable residents of the development to enjoy pedestrian and bicycle access to neighborhoods and businesses nearby and to the downtown area of the city.
