Spartanburg approves mixed-use development for downtown

A development agreement for the redevelopment of a building and the one next to it on Main Street has been approved by the Spartanburg City Council. One of the buildings was once the home to a Montgomery Ward department store. This project will revitalize a historic building in downtown Spartanburg that has not be used for many years.

Banner printing can be used at such sites to inform residents and visitors of such upcoming projects.

This will be a mixed-use project that will have over 7,000 square feet of retail space on the ground floor and between 22 and 26 apartment units. There will also be a new building five stories high which may become the home for a major retailer.

The exterior of the old department store will maintain its historic facade. There will also be a large courtyard space behind the other building so that natural light will be able to flow into the apartment units in the development.

Terms of the development agreement include a component of fees-in-lieu of property tax with the first year beginning at $36,500 and increasing each year until in its 20th and final year the amount will be $193,400.

Construction on the project is expected to begin in the second quarter of 2026 with the anticipation that interest rates will be lower than the current rates.
