Olive Garden and hotel to replace condemned motel

The site where a motel used to operate here in Piqua is slated to start a new life via a demolition and a planned redevelopment.

Recently Advanced Excavating & Demolitions received approval by the Piqua City Commission to clear what was the Red Roof Inn site on Scott Drive, which had been condemned almost two years ago now. It is anticipated that the demolition of the property will cost $386,157 and be finished by September.

According to City Manager Paul Oberdorfer, a plan is in the works to bring before the city commission an agreement between the city and Cincinnati-based BASIS Real Estate to redevelop the land. BASIS’s most immediate use for the site will be the construction of an Olive Garden, followed by the land being prepared for a new Chipotle restaurant and a Hampton Inn & Suites. Oberdorfer explained further say:



“We conducted due diligence and research to ensure success of this project and minimize risk for the City. This collaboration with BASIS ensures that the project will move forward quickly and provide these new amenities to the community in the near future."




Oberdorfer went on to express his view that the plan would represent a tremendous step forward toward the development of the I-75/U.S. 36 interchange and acquiring additional tax revenue for Piqua.

Construction at the site should be possible in 2025.
