A local developer is proposing to build a $50m, mixed-use project to replace a closed Kmart.
Windsor Companies' principals showed their plans to media representatives on January 28, though they have not yet shown them to Clifton Park's Planning Department.
The site of the proposed development is in the Shoppers World Plaza, which is on Route 146. The mall is an outdoor-style location that retains a number of small businesses. In addition, there is a Price Chopper supermarket in the center that is undergoing substantial renovation.
There would be several buildings in the new project, comprising office space totaling 75,000 square feet, retail space at ground level taking up 25,000 square feet, and a free-standing restaurant of some 6,000 square feet.
Approximately 200 luxury apartments would be located in the largest of the planned buildings, and there would be two courtyards, with a swimming pool in one of them. Plans for the site call for a clubhouse, fitness center, and parking garage as well.
In order for the developer to build the project, the town will have to approve a zoning change, but developers remain confident their visionary project will win approval.
The developer might consider working with brochure printers on a booklet for distribution to realtors, both residential and commercial, who can pass it on to clients looking for new business premises or residences.
