Olivette to hold hearing on rezoning

Olivette, Missouri's City Council has scheduled a public hearing to discuss a request for rezoning, according to an article in Inside Self-Storage.

If approved, self-storage would be added as a permitted use in the commercial-office/retail district, under special permit.

The request for the variance came from Nolan Real Estate Interests LLC, a developer contracted to acquire vacant property on Olive Boulevard, where it intends to construct an EZ Storage facility.

The property was previously a Hardee's, a chain of franchised fast-food eateries. The change in zoning would use a special permit to specifically permit “fully enclosed, drive-through self-storage.” There would probably be a resident manager on the site, as well as “street-level retail bays” that would face Olive Boulevard.

In addition, the facility will offer a “high floor-area ratio”, which means a lot of floor space will be available for use. Floor-area ratio (FAR) is the ratio of the total floor area of a building to the size of the property on which it is located. Today, most FARs are 10% or less, but because the upper floors and back part of the building will serve as indoor storage, the FAR here is larger.

The public hearing on the zoning change is scheduled for Tuesday, May 23. With the help of a flyer printing company, an agenda explaining the issues can be handed out to people who attend.
