The former Cozy Café in Marlborough will be converted in a building with nine apartments, now that city councilors have granted owner of the CJG Enterprises, Cynthia Gleason, an extension for one year on her special permit.
In December 2014, Gleason purchased the Cozy Café and planned to convert the space, which is 19,400 square feet in size, into 11 apartments. It was deemed by city councilors that the space could not house that many units. Since then, Gleason has been working with a team of architectural professionals and tradesmen to create a plan for the property.
The pub on the first floor will be converted into three studio apartments. There are two two-bedroom units on the second floor, which will remain. There will be a two-story addition at the rear of the pub for four apartments with one bedroom. The nine apartments will become rental properties. A total of 19 parking spaces will also be available on site. Print shops can be hired to develop Brochures with plans of such units to help promote them and encourage rentals from those in the community.
Once the final architectural plan for the project is completed, Gleason will apply for a building permit and send out a request for bids from contractors. No date is set for the start of construction but should be taking place sometime next year.
