The Planning Board of Tiverton, Rhode Island, just over the Massachusetts border from Fall River, recently gave conditional approval for the development of Tiverton Crossing.
Set to be located on a piece of property of 62 acres in size owned by the Carpionato Group of Johnston., the complex is expected to boast a conference center, a hotel with 100 rooms, retail stores and restaurants, a big box store, and apartments.
According to the chair of the Planning Board, Stephen Hughes, the project involves a change to town’s comprehensive plan and the board either has to approve or disapprove of the proposal. It will also require zoning changes, to which the Planning Board also needs to give the green light.
After this, the comprehensive plan, including changes to zoning and the master plan, would require approval by the Town Council. Lastly, Carpionato will have to complete a preliminary plan with all of the specific engineering details for the project and return to the Planning Board to get the go-ahead.
Hughes said that if the regulatory process goes according to schedule, construction could begin in this summer.
A fiscal impact study commissioned by the town showed that once the project is completed, it could net Tiverton $1.9m a year in additional tax revenue.
