Plans for historic high-rise office to apartment conversions

One of Dallas’s most recognizable structures, the Santander Tower, will soon begin a transformation that will turn some offices into apartments.

Located at 1601 Elm Street, the 50-story Santander Tower, originally known as Thanksgiving Tower, will undergo renovations this summer to turn it into a multifamily apartment building. Woods Capital, the building’s owner, has hired Adolfson & Peterson Construction (AP), a construction management and contracting company, to handle the remodel.

In 2017, $40 million was spent renovating the building, which has a hotel, The Guild, occupying its top two floors and a helipad. Among the other changes already made by Woods Capital were the refurbishing of common areas, updating of all building systems, and the renovation of the building’s plaza and lobby.

The upcoming renovations will convert 1.4 million square feet over multiple floors into 228 rental units, along with space reserved for amenities such as a fitness room, dog park, swimming pool, and common gathering space. Early use of brochure printing services can help fill new rental units quickly.

Built in 1982, the Thanksgiving Tower was the second tallest building in Dallas when it was completed, and is now the eighth tallest. In 2020, the building was rechristened Santander Tower in honor of its primary tenant.

Floors slatted for renovations are the first floor, 18-25 and 37-39. Floorplans will include one and two-bedroom units. Completion of the project is expected to be in the fall of 2023.
