Newark to see development of new residential building

A new apartment building with 124 units will be coming to the North Ward in Newark.

An existing single-story industrial building on 4th Street will be demolished, making way for this residential building, which will be six stories high.

Attorney for the developer, J&J Builders LLC, Jennifer Carrillo-Perez, said the property is ideal for this type of development. She added that it is next to light rail and can accommodate this type of use. She commented that the city is looking to develop more housing units in general, but especially affordable units.

This city requires that 20% of all new residential developments be set aside for affordable housing. This means that this project will have 25 affordable housing units. The project originally called for creating 130 units but this was reduced by six units. Jorge Fernandes, the architect for the developer, said the apartments at the top of the building will be enlarged to enable the reduction in the number of units.

The project will also have retail space spanning 1,038 square feet for a coffee and deli shop. Nearly 90 parking spaces will be on the site, even though providing parking is not a requirement due to its proximity to the light rail station.
