Apartment project to come to Newark

An apartment building of 124 units in the North Ward of Newark has been approved.

This project will involve the demolition of an existing industrial building that is one story high on 4th Street, and the construction of a new residential building six stories in height.

The attorney for the developer, Jennifer Carrillo-Perez, said that the site is ideal for this type of development given its proximity to the light rail station.

The original plan for the development called for 130 units. J&J Builders LLC, the developer of the project, agreed to reduce that number to 124. Jorge Fernandes, the architect of the project, said this will be accomplished by enlarging the apartments on the top floors of the building. The zoning ordinance of the city requires that 20 percent of the units be set aside for affordable housing, and there will be 25 such units in the development.

The project will also include 1,038 square feet of retail space that will feature a coffee shop and deli. There will be 87 parking spaces.

The project planner for the developer, John McDonough, said that the location of the development close to the transit station is a good plan for concentrating people close to public amenities.
