Downtown apartments set aside for short-term rentals

In downtown Louisville and Ohio-based company has transformed a number of luxury apartments into short-term rentals.

A short-term rental company, Airriva has made arrangements with The Edge on 4, a large apartment complex at the corner of West Chestnut and South Fourth streets, to convert 20 of their units into short-term, fully-furnished rentals. Airriva’s renters will utilize the buildings contactless entry system and have use of the apartment building’s amenities.

Airriva was founded in 2018 in Columbus, Ohio with only a few dozen properties available for short-term renting. The company now operates in several cities with 400 properties and is slated to move into secondary markets and add an additional 500 units throughout the country.

According to Chris Chapin, the chief curator of operational outcomes for Airriva, this type of housing is in demand in Louisville. Among those that would be interested in such a rental option would be traveling nurses, interns, medical residents, vacationers and corporation housing. Rates could start at $125 per night, but will likely be responsive to the ebb and flow of seasonal demand.

Chapin says that Airriva has a goal of utilizing 10% of a building and keep all their short-term units on a single floor to create separation from a building’s long-term residents. Short-term residents will be vetted before being allowed to rent.
