Fremont’s Innovation District will soon see new development projects.
The city announced earlier this month that Lennar Corporation had got the nod to be the developer for Union Pacific’s area in the Warm Springs District. This represents the Innovation District’s largest available development prospect.
City officials are excited, and the announcement marks a notable achievement that advances the City’s goal of transforming the Warm Springs District from an outdated industrial zone to an area designed for 21st Century residential, commercial, and employment needs.
The overall plan for the 112-acre parcel includes a connecting boulevard that joins the Warm Springs/South Fremont Bay Area Rapid Transit (BART) Station to Fremont Boulevard. In addition to the new roadway, a sizeable percentage of the targeted tract has been set aside for development of housing, retail, and office space that will make a serious contribution to the city’s development goals of adding 20,000 new jobs and 4,000 new residential units.
Fremont’s mayor, Bill Harrison, noted:
“Because nearly half of the Warm Springs area is vacant or underutilized, we have a game-changing opportunity to turn this area into a next-generation employment hub. The development community believes in the Warm Springs vision and is rethinking what an innovation district means in Silicon Valley.”
When Lennar Corporation places its next order with local brochure printers, the Fremont project will be added to a long line of successful, high-visibility, mixed-use initiatives undertaken by the firm. Two such endeavors completed by Lennar are the Shipyard Hunter’s Point and Treasure Island projects in San Francisco.
