Carson, California, enacted a moratorium on new industrial building projects in March, but has recently approved an exception to the policy.
On Tuesday, May 16, the city council gave the go-ahead to Alpert Properties, LLC, to build what it calls a ‘flexible use facility’.
Alpert's project is located at 220th Street and Wilmington Avenue, which is the site of a former auto shredding lot and scrap yard, and houses a metal building 63 feet tall. Alpert will demolish the structure and erect a new building in its place. The facility will comprise 420,000 square feet, and be energy-efficient. It will provide space for both offices and warehouses, and Alpert plans to lease space in the new building to light-industrial businesses.
The moratorium remains in effect until early in 2018. It was enacted to give the city time for closer examinations of businesses using hazardous materials, as well as having more time to consider large truck yards. Among the issues the moratorium considered were land use conflicts between residential and industrial areas, safety of pedestrians and bicyclists with heavy truck traffic on the streets, environmental concerns due to increased pollution, and the impact of heavy trucks on the infrastructure.
