New mixed-use development planned for Woodbridge

An updated version of the plans by Belmont Bay LC has been submitted for a development in Woodbridge.

The company, which is an affiliate of The Caruthers Cos., plans to rezone 170 undeveloped acres off US 1. The revised plans would create 641 units available for rent between the marina and the Virginia Railway Express Woodbridge Station, and 749 homes occupied by their owners on other land parcels. There will be a variety of types and sizes of units available. The plan also calls for 505 hotel rooms and 1.42 million square feet of commercial space. Banner printing is often used at such sites to inform residents of planned projects and changes.

The Caruthers Cos. is also working with George Mason University (GMU) to use 100 spaces of its existing parking garage, with 200 spaces for serving the commercial area. There will also be 73 parking spaces between the north entrance of the River Club and Palisades Street.

Other changes to the plan will include additional reforestation for a county park, more nature trails and covered picnic areas, adjusted patterns of traffic near the marina, increasing the setback from 20 feet to 25 feet away from a wildlife refuge, and modification of signals and turn lanes at Dawson Beach Road and Belmont Bay Drive.

Construction is expected to cost $550m and will take place over the next 10 years.
