Two rezoning requests have been approved by the Prince William County Planning Commission for the proposed North Woodbridge Town Center.
Boosalis Properties and the IDI Group Cos. are partnering on the project. It will be at the corner of Occoquan Road and US 1 and cover 19.25 acres. It will have over 130,000 square feet of retail space and dining options and more than 900 housing units. The project is expected to cost $380 million.
There will be three commercial buildings and three more buildings with a combination of commercial and residential spaces. The mixed-use buildings will have 9,000 square feet of outdoor and indoor amenities including a club lounge, fitness center, and an outdoor pool. There will also be parking garages. At least 30 percent of the property will be open space. More details about such projects and their offerings and amenities are often outlined with flyer printing.
Director of zoning and entitlements for Compton & Duling, Sherman Patrick Jr., said that 78 units will be set aside for affordable housing.
The develops expect that the North Woodbridge Town Center will create over 300 full-time jobs with an annual payroll of $13 million and generate close to $27 million in annual tax revenue. There will be three phases of the project built over the next five to 10 years.
