Developer seeks to build affordable housing in Woodbridge

Foulger-Pratt Development LLC, based in Potomac, Maryland, is looking to build 240 apartments at a former shopping center in Woodbridge.

The property is next to Todos Supermarket at the intersection of Mount Pleasant Drive and US 1. This project would require the rezoning of most of the property from business to residential use.

Foulger-Pratt wants to build 240 affordable multifamily units, of which 93 will have two bedrooms and 147 will have one bedroom. The units would be in seven buildings each at maximum height of 54 feet. There would be a clubhouse spanning 3,000 square feet and 354 parking spaces. This would be a transit-oriented development as it will be within walking distance of the Woodbridge Virginia Railway Express station. Such developments and the promotion of their benefits are often made known to the public with flyer printing.

Jefferson-Marumsco 2 LLC currently owns the property, which Foulger-Pratt would purchase should the rezoning be approved. The application would ask for the rezoning of 7.6 acres that is currently residential to business. The remaining 0.2 acres would be kept for business use.

The project would be financed in part by using the Low-Income Housing Tax Credit. This requires that some of the units be rented to those who earn less than a certain percentage of the median income in the area.
