HDRC gives green light to developments

San Antonio’s Historic and Design Review Commission (HDRC) recently approved two concepts for future developments slated for the city’s downtown.

The first is an apartment building to be located at Hemisfair, the site of the 1968 World’s Fair. The developer on the project is David Adelman, who is planning a building with 150 apartments and a garage with 415 spaces. Half of the units will be reserved as affordable housing for those making 80% or less of the median income of the area. Adelman was chosen by the city council in January of 2016 to work on the project, as part of an ongoing effort to renovate the park.

Construction of the apartments should begin in January 2016, and will cost about $25m. The building is to be sited on a 1.1-acre property, and will have retail space of between 3,000 and 5,000 square feet on ground level.

The second project is to raze a building on the River Walk and build a hotel on the site. The nine-story structure would replace the Solo Serve building. Service Lloyds Insurance Company of Austin currently owns Solo Serve, and will sell three-quarters of it to Houston’s Vista Host. An undisclosed hotel has agreed to run the property as a franchise.
