High-profile project goes to new Dallas architecture firm

Line Design, a newly launched architecture firm has been awarded a prominent Elm Street redevelopment project in Dallas.

About 2.2 miles farther down Elm Street from the neighborhood of Deep Ellum, Sycamore Development’s 805 Elm Street project will be converting the historic Emerson-Brantingham building, as well as the adjacent lots, into a community where public transport is within walking . Included in the project will be the adaptive reuse of the 805 Elm structure, a new six-story building, and the rehabilitation of the 711 Elm parking garage.

The price tag for the two-block redevelopment and adaptive reuse project is projected to be $103m. As a result, Dallas’s West End District will acquire 154 new multifamily units, ground-floor retail shopping areas in two historic buildings, a public landscape plaza, and improvements to three adjacent parcels. Additionally, there will be commercial space amounting to almost 26,500 square feet along with a pedestrian plaza spanning 25,700 square feet. Part of the cost of the project, a $49 million incentive package, was approved by Dallas City Council in December 2024.

During construction, printing services can provide signage including advertising to rent units as the project nears completion.

Taylor Cell and Adam Jones, RA, the architects who founded Line Design, have a combined 40 years of experience. The firm plans to focus on mixed-use, multifamily, hospitality, new commercial, and historical or adaptive reuse developments across the Lone Star State and further afield.
