Florida company buys Westerville shopping center

The Windsor Bay Shopping Center, located at the intersection of Sunbury and County Line Roads, near the Hoover Reservoir in Westerville, has been bought by Gordon Realty LLC, based in Florida.

Todd Gordon, company manager, said extensive renovations are planned to the center. Changes and improvements will be made to the parking lot, roof, front facade, landscaping, and signage, after which the property will be repositioned.

Repositioning is the process of changing the way potential vendors, customers, and others view the property or product under consideration. In the case of a property like Windsor Bay, the center may have seemed run down, or had underperforming tenants, that led to a decline in revenues and the ultimate sale. The new owners are making changes that will bring new customers and new tenants to the property.

A Big Bear supermarket is the largest space in the center, and the second in size was a Sears Hardware that closed recently. The largest currently operating enterprise at the center is a CVS pharmacy.

Gordon revealed that plans call for the center to be split into three. The first tenant he has secured is Next Level Fitness, based in Gahanna, which has already signed its lease. Gordon said two other prospects are in negotiations, but he will not discuss them.

Gordon might want to work with brochure printers on a booklet about the center, which he could send to commercial realtors.
