Unusual apartment project trio shaping up

John Watson, CEO of Core Redevelopment based in Cincinnati, is looking at transforming three buildings—none of which are traditional housing—into apartments, according to the Cincinnati Business Courier.

The three in question are the former School for Creative and Performing Arts (SCPA), the Crosley Building, and Windsor Elementary School. Watson is already finalizing plans for the SCPA, which he would like to turn into 142 apartments. He also plans to use some of the property's green space for a parking garage for 197 vehicles. The auditorium space in the building is large enough to be turned into an additional eight units, but Watson is discussing its use with theater groups in the hopes that it will remain a performance space.

The Crosley Building was built in 1928 and is eight stories tall. Watson would create 238 separate apartments in the building, which was built by Powel Crosley to produce appliances and radios.

The third project is the renovation of Windsor Elementary School, which is much more challenging than the others because of the physical layout of the building. Classrooms average around 800 square feet, but interior hallways are mostly unused space. He would be able to construct 44 apartments to rent at market rates.

Watson might consider working with brochure printers to create a booklet describing the properties to prospective renters.
