Green light expected for apartment project

A retail space and parking garage project is already underway in downtown Cincinnati, with final approvals on additional construction due soon.

Three agencies, NorthPointe Group, North American Properties, and the Cincinnati Center City Development Corporation (3CDC), are working on a development at Sycamore and Eighth streets, worth $52m.

3CDC is building a garage that will house 500 vehicles, along with 10,000 square feet of retail space at street level. North American Properties, based in Cincinnati, is slated to construct a residential tower comprising 131 units above the garage. The final approvals for the housing construction could come as soon as mid-February.

Although Cincinnati owns the site of the whole development, the three agencies will split ownership of the buildings. Cincinnati will own the garage, 3CDC will own the retail spaces, and a venture between NorthPointe and North American Properties will own the residential tower.

The garage is expected to open in June, with the residences finished sometime in the latter half of 2017. Four stories of apartments will be built above retail spaces facing Sycamore Street, while the rest of the units will be part of an 11-story tower located above the garage.

The entities involved in construction could create Brochures to make available to local residential and commercial retails, describing the opportunities provided by the new construction.
