On February 1, a long-dormant proposal for a mixed-use development on 31 acres next to the Somerville Train Station was given the go ahead by NJ Transit.
The project to create a NJ Transit Village contiguous to the Raritan Valley Line and populated by townhouses, apartments, a parking deck, and ground floor retail space is on course to becoming a reality. An agreement has been reached whereby Somerset Development LLC will pay to NJ Transit $10m in exchange for the required property.
Mayor Brian Gallagher pointed out that the Somerville project will likely be the Central Jersey region’s biggest transit-oriented development. He emphasized that the new development will not compete with the emerging downtown dining and shopping district, but would instead complement it.
Construction is not set to begin for about 18 months, but the borough will likely want to confer with their printing services provider to advertise the development well in advance.
According to preliminary plans presented to NJ Transit and Somerville in August of 2014, the development will include 765 residential units, retail/flex space on the ground floor of the property, and parking spaces for 440 cars. The developer also agreed to set aside room for a second parking deck. Somerville officials will be overseeing the project and at every step the developer will require approval from the borough.
