St. John Properties Inc., based in Baltimore, has purchased close to 25 acres in Youngsville and plans to build Youngsville Business Park.
This will be three buildings that span 120,000 square feet to be used for research and development, as well as to serve as flexible space. The property is near NC Route 96 and is along Park Avenue. It is expected that the development will create over 350 jobs and contribute to the tax base of the two once it is completed.
The three buildings will have suites that will range in size from about 2,820 square feet up to about 44,280 square feet. There will be clear heights of 18 feet in the buildings and four parking spaces per 1,000 square feet. Dustin Atkielski, regional developer of St. John, said that the new business park will accommodate a variety of businesses while providing a significant boost in the commercial tax base for the town. He added that his firm is optimistic about long-term commercial real estate opportunities in the region.
Filings for permits, utility, and traffic studies, and announcements of tenants, are the next steps for this development. Construction of these buildings is expected to begin this spring, with the first building expected to be completed by the end of this year.
