Andover considers new mixed-use development

The Planning Board of Andover is currently reviewing a proposal known as The Commons at River Road.

What was once an office property on River Road would be developed as a mixed-use project. It will be five stories tall with 432 apartments, retail space on the ground floor, surface parking, and an open-air parking garage. Affordable housing would be designated for 15 percent of the units.

An updated proposal for the project increases the original proposal of about 3,000 square feet of retail space to 6,550 square feet. There would be an additional leasing office of 2,450 square feet. They would, however, potentially reduce the number of residential units by up to eight in number.

Ann Ehrhart, project consultant at Everstreet LLC, said that this would create a more active ground floor. A wellness studio, a restaurant or café, healthcare-related services, boutique fitness business, and other neighborhood-serving retail uses could be potential tenants in the building. The goal would be to have smaller storefronts facing the street as opposed to a single large commercial space, which would reduce the risk of long-term vacancies, create a more neighborhood-oriented destination, and attract businesses that are more local.
