Encinitas continues to debate reconstruction of Shell station

The Encinitas Planning Commission has postponed a decision about the proposed renovation of a Shell station for the second time.

The station, which is located near the Leucadia Boulevard ramp to I-5, could be reconstructed as a minimart, gas station, and self-service car wash. Currently, the site holds an auto mechanic and gas station. The current owner believes that the renovation will upgrade the existing site, and the new appearance will enhance the approach to the community for those exiting I-5.

Residents expressed some concern that the changes would mean increased traffic into the community, as well as noise pollution that they believe could be objectionable. However, the developer said they had made a number of changes to their original proposal, including lowering the speed and noise of the dryers in the car wash, to lessen the noise level. Planners for the city did not have a chance to review the changes, which was a main reason for delaying a final decision on approval.

The commission was also considering whether or not a car wash at that location was necessary, and how close the new business would be to the neighborhood, and what its impact would be on local traffic.

Since this project has created some controversy in the city, Encinitas's planners could work with a postcard printing company on a mailer for residents, inviting them to express their concerns.
