A partnership was recently announced that should help move a new mall in Carson forward.
Simon and Macerich recently announced they have formed a joint venture to develop the $400m Los Angeles Premium Outlets. Simon is based in Indianapolis, and is a leader in entertainment, dining, shopping, and mixed-use venues. Macerich, which is based in Santa Monica, operates, owns, and develops retail properties.
Plans call for the center to be south of the I-10 freeway, and west of the I-5; 2,500 feet of the site will front the I-405. The site is 46 acres of a total of 157 acres, and was once a landfill. There has been nothing on the site in decades. The landfill has been closed since 1968, but construction will include a collection system and landfill liner to capture methane gas.
The two companies will jointly develop and lease the center, which will be built in phases. The first phase, which will offer about 400,000 square feet, should open in Fall 2021. The second phase will bring the total footprint of the project to 566,000 square feet. Banner printing is a great way to celebrate openings of projects like this.
Principals of both developers are excited by the project, as is John Raymond, Carson's assistant city manager. He says having the center in Carson will bring more revenue and visitors, but working with these two companies in particular will enhance the city's reputation, as they are major developers.
