Co-working space planned for Toyota Music Factory

The mammoth Toyota Music Factory complex recently opened in the Las Colinas area of Irving.

The gigantic development features dining and entertainment options, covers 16.7 acres, and cost $200m, and the innovations aren’t done yet. Plans now call for developing a large co-working space.

A co-working space is an area where people share a space, but often do not work for the same company. The concept has proven attractive to independent contractors, artists, and others who perform better in a less structured environment than a traditional office.

At the Music Factory, which includes an office building comprising 100,000 square feet, and 206,756 square feet devoted to restaurants and retailers, the co-working space would be above the retail, on the second floor of the office building. Noah Lazes, who is the CEO of the ARK Group, which developed the project, says an outside operator would run the space. However, ARK has not chosen the operator yet, and is still finishing up the plans for the co-working space, which totals almost 37,000 square feet.

The co-working concept is gaining in popularity, with over one million square feet of shared spaces either in operation, or in the planning stages, in the Dallas-Ft. Worth metro area.

Properties like this can benefit if complex operators work with a brochure printing company to create a brochure that shows the amenities of working in such a space.
