Allentowns waterfront attracts developers

The Neighborhood Improvement Zone (NIZ) of Allentown in Pennsylvania is getting considerable interest from developers because of its special taxation arrangements.

Within the NIZ, some of the tax generated by commerce stays right there as only city taxes and real estate taxes are treated as normal. Numerous businesses have apparently been tempted by the waterfront offer and printing companies in Stroudsburg could be used to promote the option further. The initiative has also reportedly helped the city center obtain tenants, although none of the leases in question are identical.

Ryan Dunn, a developer who works at Dunn Twiggar, has said:



"We take the base rent, minus what we believe they are going to contribute in taxes and they are going to come up with what we call the NIZ rent.”




Mr. Dunn has outlined how rent is a major cost for most businesses. He has explained how lower rents can facilitate corporate expansion.

A developer called J.B. Reilly has explained that prospective tenants can get better deals if they are willing and able to take out long leases. A negotiation is entered into with each potential tenant. This discussion focuses on a taxable amount and the requirements of the firm, as well as the length of the lease term.

The taxes that the businesses pay are always checked. This money is sometimes sufficient to cover the whole rent being charged.
