Cincinnati school undergoes a building conversion

Cincinnati is finding new uses for historic buildings by converting them to apartments.

The latest building to be converted is the former Kirby Road Elementary School, located in the Northside area. The school will have 40 apartments, including studios, as well as one-, two- and three-bedroom units. The cost of the renovation is about $6.5m.

The building, which is a Neoclassical, Revival-style structure, is on the National Register of Historic Places. In order to preserve its history, the developers are leaving many of the architectural details intact. This includes leaving chalkboards in many of the units, reflecting the building's history as a school.

Other amenities include granite counter tops, exposed ducts, wood cabinets, high ceilings, washers and dryers in the units, and many original wood-trimmed windows. Access to the building will be controlled via an intercom and security system.

About 25% of the market-rate apartments have already been leased, and should be ready for occupation next month. The smallest apartments are the studios, which average 560 square feet, and the largest comprise over 2,000 square feet, with rents ranging from $680 to $1,400 per month.

Developers might like to work with a brochure printing company to create Booklets about the project, and make them available to residential realtors in the area, as an aid to leasing the units.
