New apartment complex near Valley Stream

A PILOT agreement has been reached by the Hempstead Industrial Development Agency (IDA) to build an apartment complex of 201 units at the former Mangrove Feather factory in Lynbrook.

Those who work in nearby Valley Stream may be interested in this development once it is completed.

The factory has been dormant since 2008. The complex will encompass 90 and 96 Station Plaza, 47 Broadway, and 7 and 21 Langdon Place, which is the location of the factory. The PILOT, or payment in lieu of taxes, was approved by the IDA for 30 years.

A parking garage will be on the first two floors of the building with 205 spaces reserved for residents. Among the amenities at the complex will be a rooftop terrace with grill, a clubroom, a party room, a run for dogs, and a retail café. The units will feature floor-to-ceiling windows, luxury bathrooms, modern chefs’ kitchens, and walk-in closets. Such features are often highlighted with brochure printing.

The chief operating officer of the IDA, Fred Parola, said that the board believes this complex will be ideal for the area as it will have a lack of impact on the school system due to the large number of studio and one-bedroom units. It is close to the Long Island Railroad, and it can have a large economic impact on the businesses in the downtown area, Parola adds.
