The eaves Nanuet community was recently purchased by Azure Partners LLC and Harbor Group International LLC for a price of $147m, placing in among the largest sales of apartment in Rockland County.
The community consists of 504 units and is located on 54 acres. It is in proximity to many transportation options, including the Palisades Interstate Parkway and Garden State Parkway, and the Metro North train station in Nanuet.
There are 64 buildings in the community and 97% of them have already been leased. The average size of the one-, two-, and three-bedroom units is 1,208 square feet. Featured in the apartments are washers and dryers in the units, gas fireplaces, patios and balconies, and personal garages. There are also amenities available to the community that include an indoor basketball and racquetball courts, a fitness center, an outdoor swimming pool with sundeck, and a clubhouse.
According to Jose Cruz, Senior Managing Director of the HFF investment sales team that represented property seller AvalonBay, there is a large demand in the County, particularly in Nanuet, for such units. He adds that they have an excellent location and many additional amenities, making them a great investment for the buyers.
The buyers might consider using additional marketing services to promote the property so as to achieve full rental capacity of the complex.
