The Borough Council of Fair Lawn has approved a plan for warehouse to be built on the Clariant Property.
The Clarian Property is the home of the Clariant Corporation which manufactures products used by the paper and textile industries. Located on Third Street and Fair Lawn Avenue, the property covers 13.55 acres.
The property is currently undergoing contamination remediation. Lior Zamir, a managing partner of Pacer Partners, an asset management and real estate investment firm, has been looking into developing the property over the past nine months. Zamir, a graduate of Fair Lawn High School and of the Wharton School, said that building a warehouse on the property can increase its value from $0.50 per square foot to $6.00 per square foot, which would provide the borough with $600,000 in tax revenue a year.
Bruce Rosenberg, a former Fair Lawn Borough Attorney representing Pacer Partners, said that a large warehouse with potentially a second one that is smaller in size are most suitable for the property. Local Print shops often assist such developers in getting the word out about such project with Flyers and mailers. Mayor Kurt Peluso has expressed his pleasure that this project will be moving forward.
It is expected that Pacer Partners will apply to the Planning Board for a large and a small warehouse to be built on the site.
