Developer resubmits East Lansing plans

Convexity Properties, a developer based in Chicago, has resubmitted its plans for luxury apartments and a 12-story hotel that it wants to build on an abandoned block in East Lansing.

The company had to resubmit the plans since the originals did not comply with zoning requirements. A new city code requires that certain types of downtown projects include condos or senior housing.

The new zoning code, which was adopted in February 2016, requires that any multifamily rental properties built in downtown's B-3 zones must provide either senior housing, or have 50% of its units owner-occupied. The measure was instituted to try and diversify downtown, but officials are now lowering the requirement to 25% to make it easier to develop the area.

Convexity's revised plan includes apartments and a 12-story hotel on the site where the abandoned Citizens Bank building stands, at the corner of Grand River Avenue and Abbot road. Convexity's idea is for a mixed-use project with first-floor retail space, a second floor ballroom, and a rooftop bar. The project would further comprise 179 mixed-market units offering either one-, two-, or three-bedroom configurations. The hotel would have 153 rooms, and an underground garage would provide hotel guests with 100 parking spaces.
