Guardian Realty plans development in North Bethesda

Guardian Realty LLC, is proposing to build a new office tower, as well as two adult housing buildings, on property it owns near Rose and Pike, North Bethesda. The company submitted its proposal to the Montgomery County Planning Department recently.

Plans call for three new buildings to be constructed so that they almost surround an office building already on the seven-acre site. Guardian has its corporate office in the existing building.

The work would be done in phases. Phase one would involve building a residential building with six levels offering 131 units for people 62 and older. This building would sit on the south side of the office building, and have an underground parking garage comprising four levels, with housing atop.

Phase two would be the construction of the second housing unit, which is projected to have 233 units, and could be as much as 150 feet high. The design calls for an urban plaza to be placed between Executive Boulevard and the north side of the building.

The final phase would see the construction of the office tower, which would be at the corner of Executive Boulevard and Old Georgetown Road. The tower could be up to 200 feet tall, but a half-acre green space is also planned.

Staff members of the planning department will review the proposal before it goes before the planning board.

Projects like this can be more easily envisioned if developers work with a brochure printing company to create an illustrated pamphlet to distribute.
