Developer rethink sees residential building planned in Bethesda
Donahoe Cos. Inc., which is developing a Woodmont Central project that comprises three buildings totaling 580,000 square feet, has had a change of mind about one of the buildings.
One building, Gallery Bethesda, located at 4800 Auburn Avenue is complete and opened in June. A second building, located at 4850 Rugby Avenue, is also residential and is well underway. The third, however, sited at 8280 Wisconsin Avenue, and comprising 90,000 square feet, will no longer be an office tower but residential instead. Instead of an office building with six stories, Donahoe will instead put up a 200-foot residential building.
The change in planning is not unusual, and many developers are giving up plans to build office space in favor of constructing housing instead. Earlier in the year, JBG, which is developing North Bethesda Market, decided to drop its plan for office space and put up housing instead, while Akridge wants to add the first residential section to be located at Westfield; a Dulles business park that comprises 1,100 acres.
Some existing offices are also being transformed into housing. Lowe Enterprises converted office space in August in Wheaton, while some of the Crystal City buildings are being transformed into apartments by Vornado Realty Trust. Also, LCOR Inc. will turn a military building in Pentagon City into housing.
Donahoe could work with brochure printers to create a booklet for distribution to rental agencies, highlighting the new properties.
