County gives initial thumbs up to new Bethesda construction
Planning officials with Montgomery County recently gave preliminary approval for a new project that would bring residential high rises and an office tower to a property in North Bethesda.
Last year, Montgomery County adopted the White Flint 2 Sector Plan, an effort to direct long-range growth in a 460-acre area. The property where this project could be built is at 6000 Executive Boulevard, which lies in the sector, and is already home to an office tower.
The proposed project would be built in phases, totaling as much as 927,420 square feet, including 364 housing units aimed specifically at seniors ages 62 and above. One of the developer's attorneys said the location is ideal for active seniors, since it is near the Pike & Rose neighborhood, which offers dining and shopping opportunities.
The plan calls for three buildings to be placed on the site. The retail and office tower, which is the tallest at 200 feet, would be located at the corner of Executive Boulevard and Old Georgetown Road. The second tower would offer 233 housing units, and stand about 150 feet tall, while the third, 70 feet tall, would comprise 131 units. Plans also call for a large open spaces and a bike trail.
The Board needs more information from the developer before it can give final approval.
Projects like this need residents and tenants, so a developer might work with a brochure printing company to create a brochure showing the site's amenities.
